Home office deduction calculator
Compare the simplified method with the regular method using your own numbers. Both assume the space already qualifies.
Regular method is larger
- Business share of home
- 10.0%
- Simplified: $5 × 150 sq ft
- $750
- Regular: share × home costs
- $2,960
- Difference
- $2,210
Before you choose
- The regular method here leaves out depreciation, which usually makes it larger for owners. Depreciation can be recaptured when you sell, so ask your preparer.
- Either deduction is limited to the income from your business. The regular method can carry an unused amount forward; the simplified method can’t.
- Mortgage interest and property tax not used here may still be deductible on Schedule A if you itemize.
- The space must be used regularly and exclusively for business. Read the home office guide for the full tests.
